· Obtains bids on work approved by the Board
· Makes recommendations for repairs
· Works closely with Board of Directors
· Visits property frequently
· Supervises all contractors to insure work is completed
· Prepares yearly budget
· Reviews monthly budget against actual costs
· Inspects property for compliance to association standards
· Maintains the Minute Book
· Maintains the Governing Documents
· Maintains clerical files and unit owner files
· Coordinates mailings, etc.
· Income & Expense Reports (monthly & yearly to date vs. budget)
· Check Register (of actual checks written)
· Monthly Purchase Report
· Double signature requirement on all checks
· Late Fee Collection
· Design a Hurricane Disaster Plan for your specific property
· Design & maintain personalized Web page site for each association
· Develop an annual management plan to include a Calendar of Significant Events
· Conduct Board and Annual Meetings
· Maintain a current owners' information database
